He currently has Chronic Kidney Disease and although he is on Medicaid he needs money for his monthly expenses.

I don't think someone should expect a title problem any more than one should expect a doctor to take out the wrong kidney or a car mechanic to replace the alternator when the problem is the battery. 

@James Eugene if this is your first project I would make hard money my absolute last resort (ok...it would probably be a step above selling a kidney).
