Markets are capped on ARV, no matter if you make the bathrooms out of solid gold or plastic. 

yeah with rock wool for overhead spaces you'll need to enclose it somehow either with plastic or drywall.

Just wrapped inventory for the season and beyond replenishing the regular wear & tear / attrition on linens, the two items that I keep having to replace are nonstick frying pans and cutting boards (currently plastic).

I also found that someone had popped the electric meter and removed the plastic plug so that they could steal electricity.
