Any real estate agents who are investor friendly that you've enjoyed working with?

Ultimately it comes down to which goal is more important for you- the cash flow or a second home somewhere that you really enjoy?

I still do enjoy the game of chasing deals, it is what really keeps me going and gets me excited, but managing after the fact has just turned to wearing on me a bit. 

What makes you want to go the purely passive route straight out of the gate?

Other companies always charge too much, and while its not the most enjoyable for me to be doing the work, I save money and get plenty of steps in that day. 

I have enjoyed using the BiggerPockets Deal Finder (at https://www.biggerpockets.com/listings ) because it not only gives listings but prefills all the data to give you immediate feedback on a property and whether it cashflows.

These types of renters usually don't have kids in tow, don't need yards, and enjoy hotel-like amenities.

I will continue enjoying the podcast and will appreciate the creativity getting toned down a notch, as it makes the left side of my brain hurt! 

We enjoy investing here for some of the previously mentioned reasons, and also because it is an area of WV that is growing rapidly due to jobs, and it's proximity to Morgantown and Pittsburgh.

Following the latest lease renewals—both tenants staying at market rents—we now clear roughly $100 per month, enjoy zero vacancy, and own a fully code-compliant building that runs with far fewer headaches.
