ADU additions are often one of the worse RE investments.  

Once you have several cashflowing MFRs, you can 1031x them into a larger apartment building. this is a nice goal.. but do have some reality everyone worries about money all through their life RE does not take money worries away if anything it increases them..

No one "got rich" with cash flow on RE, it's almost a farce.

Don't they have increasing insurance payments (that's hitting us in fire zones especially) even though property taxes might be low (Prop. 13 is max 2% increase a year in California since 1978 unless a significant renovation with permits is done causing the property to be re-assessed)?

The more I think about AI and data collection (especially if this data can be collected automatically) I really think the sky is the limit. it makes sense to use this new technology to automate tasks, increase efficiency and likely improve your RE portfolio. 

In this very forum, about three years ago, I argued that same point in a discussion about Austin TX and most argued against me that Austin could only go up because of tech jobs.
