Just curious why the average roof is replaced every 6 years in DFW.

This would include costs to replace my roof, siding, and gutters.

We carry replacement cost on property and replacement cost on roof.

The air conditioning unit was on and working, I think the hot water heater was replaced in 2023.

There was damage to the sill plates and joists—nothing severe enough to require replacement, but one weight-bearing beam is rotten and does need to be replaced.

If you have a mortgage they will require full replacement cost which is the most expensive.

If you spend $24,000 on furnishings, for example, and cashflow only $12,000 for the year, you're really not doing well IMO, because most of your furnishings will need replacing after 2-3 years.
