Renting to college students

Hi,

I'm currently considering buying a single family residence.

I have some questions,

1) Which is more attractive for students, a single story house or two story house?
- A single story is less maintenance cost while a two story house can divide the area into private space and common space.

2) Which is more important for students, private space or common area (bedroom vs living & dining)?
- I am assuming that students who are willing to live in a shared house, living space (size) is more important.

3) Which tenants are generally better in terms of maintenance and cash flow, male or female?
-I am assuming female tenants are more likely to keep property clean than male tenants, and female tenants have a lower turnover rate than male tenants

If you were the owner of the following house, how much do you estimate routine maintenance/repair costs and cash reserve per year? (I am assuming $3000)
・New house (built in 2025)
・Two story
・4BR/2.5BT
