Don't be fooled by the headlines....The Housing Market Has Nearly 500,000 More Sellers Than Buyers I never believe any of the headlines but there are specific data points that I follow to see where the market is headed including bond sales, jobs and investing in non performing loans we see behind the curtain many times before others do - what I can say is I can name 50 real estate investors right now who were very successful the last ten years who are getting ready to be wiped out because they are over-levered - and I am not saying they are underwater, they have 20-30% equity in properties but cannot afford the debt and other obligations due to inflation, taxes, insurance and mortgage rates.

- sharing of revenue profits or losses- sharing of capital gains or losses- is any payment to be made to either other than as a share of profits, eg for ongoing services- will the participants be operating a ‘salary/dividend split’ – ie taking their month-by-month requirements by way of low salary, balance as dividends?
