I love the "what would you go back and change" question becuase of course everything we go through has purpose to who we are now, but in general when i reflect back on what I could change or tweak it would be that I woudl trust less in the "system" of getting a good engineering job, and relying on promotions etc to make income jumps,  I did a lot of free work as a salaried engineer, and made the companies I worked for huges sums of money on an annual basis from cost savings, and I never saw a lick of that.

A few quick tips:Markets: Check Redfin, Zillow, NeighborhoodScout, and BP’s Market Analysis tools for growth trends like rent growth, job numbers, and home price appreciation.Tax strategies: Look into becoming a Real Estate Professional for tax purposes or using tools like cost segregation, bonus depreciation, and 1031 exchanges to offset your W-2 income.Financing with student debt: Many banks offer physician loans with special terms and don’t weigh your full student debt into DTI.

My electrician was doing a job in Washington DC , it is a 2.3 million dollar house ( not sure of exact location ) . 

Great job getting started in real estate at such a young age!

That's a big one. ;-) And I believe  FBI agents salaries are somewhat higher than Walmart salaries.
