From there, take that data and build out a marketing strategy, whether it be social media, advertising online, billboards, tv, radio, direct mail, email, etc....

To file the paperwork doesn't cost THAT much, maybe a couple hundred, but the nightmare of getting someone out could take a mental toll on you and ultimately end up costing you thousands more - especially if they trash the unit.

Take a deeper dive into online records, court filings, and social media, and knock on doors to see if any neighbors know where they ended up.2.

A lot of these gurus are making their money off social media and content creation more than actual investing.
