I have had a flat peice of land where we needed to bring in dirt because the soil wasn't good (this is where you would get a soils report from an engineer).

I believe the cracks throughout are leading to more foundation issues since it's a slab foundation and the leaking under the property is disrupting the soil underneath.I've gotten a few quotes on replacing the entire system under the home (most ranging 40-70k), but had another quote for creating a completely new PVC plumbing system AROUND the property instead of underneath and completely abandoning the current Cast Iron plumbing underneath the house.

I had the place under contract and everything was lining up well until it was getting dewinterized yesterday for the inspection and they discovered the pipes underneath had been removed.

Myself when buying off market If there is a PVC riser then the sewer line has been replaced at some point.. but if its not PVC then its clay and as @Marcus Auerbach mentioned your going to have root intrusions soil moves clay breaks etc etc.. just running water down the shower and flushing toilets is not going to identify the issues generally..
