A lender who gave us a pre-approval says with my income level, it is not wise to buy an investment property before a primary residence, as the lender on my future primary home will count only half the rental income and the whole investment mortgage in my DTI calculation.

RE investments changed my life for the better.

I prefer to invest in properties that I can physically get to relatively easily, but since you know the area well, and if you feel like you have a team there locally that can help you I don't see anything wrong with investing there.My 2 concerns are that this area might actually be a C- neighborhood because I like to over estimate my property grades, and that the $200 a month cashflow won't cover your expenses.

So, since 2019 they increased the size of their company by 3,000% while also selling off their original investments.

Go to as many real estate investing meetups in your area as possible and ask good questions about other people's businesses doing what you want to do.3.

@Andrew SangarWorking with a good investor-friendly agent is well worth it in my opinion since there's a lot of education and things to know about real estate investing (especially in a particular area).
