Even though the nurse is already vetted through their agency, I still run standard checks on any adult who will be living in the home—mainly a background check for safety and basic income verification if they’ll be contributing.If the nurse’s contract alone easily meets the income requirement, I don’t stress too much about the spouse’s finances, but I still verify who they are since they’ll be occupying the property.

@Anthony Liguori with how difficult Newark NJ makes it for landlords unless the laws change there are many other options for markets around North Jersey which will produce amazing returns and way less stress for landlord. 500-700k properties in the right area have best shot at hitting 1% rule, even in todays market.

A few questions that go a long way are:• What’s the real cost once you include points, fees, and any extensions• How quickly they can close and what they need from you to keep things moving• Whether they’re open to a seller carryback or subordinate financing• What the exit path looks like and if they’re comfortable with you refinancing into DSCR or bank debt later• What their process is if the appraisal comes in lower than expectedMost people forget to ask these and end up stressed later.
