The congestion on I40 in the construction area was bad (not a good experience). 

A 12x13 living room with a separate dinette can work, but only if traffic flow isn’t cramped; small, choppy layouts turn off families.

My thoughts on that is you get a lot of traffic, but you also get a lot of bad traffic.

A duplex in an A/B pocket can work really well, especially with the hospitals and corporate traffic in the area.

They have SCAD, Memorial Health University, and the new Enmarket Arena that's gonna bring more than ample traffic year-round.

I would love to see our traffic and bookings increase by making the change to flexible, but I think I'm taking too great a risk making our property otherwise unavailable while the guest has the opportunity to cancel so close to the arrival date, which likely will not be booked by last-minute travelers.

There are many moving parts from local laws, construction modifications and likely higher risk of liability if nothing else based on increasing the traffic with staff, medically fragile patients and family members. 

The 8% fee sounds reasonable if it brings in solid bookings, but I’d also want to see how their traffic compares to Airbnb and VRBO before committing.

DPW, DNR, HUD, USDA, DMV, DHT, FAA and air traffic control etc - all socialist institutions.I suppose we could privatize police and make them for-profit making money from speeding an parking tickets.
