Readers should seek professional advice.Great information providing clarity.The one thing I’ll add is that having an LLC own the property enables the investor to choose the LLC to be taxed as either a corporation or S corp.  

They have a payments 3rd party website, but it's hard to find the link from their main website. 

It would also enable the investor, much like @Allen Duan mentioned, to focus on other things. 

This enables us to categorize and reconcile transactions efficiently, and then generate detailed reports for each property, giving you clear, organized financial insights.

For example: - how to open up accounts for the utilities (websites, account names, passwords, any issues/problems);  record who I spoke with and their contact information and particular notes; when conversations took place and means of communication; follow up tasks needed and those completed.- When payments are due (mortgage, various taxes, insurances, etc.), records of payments, account numbers, etc.- various contacts' information (when met, skills, phone number, email, etc)Is there a program that incorporates a variety of record keeping tasks?  

Has anyone used the property shark site to buy homes?
