Don’t get rid of upper cabinets - open shelving is not a better option in a kitchen, because there is no place to hide the mess of boxes, bottles, bags, etc, which are not visually flattering.  

Either way, the can of coke that goes in my tummy has exactly the same "value", but the cost / price went up over time.

There are sections of land in WNC that just can't be developed versus the flatter land and easy accommodation of growth in CLT.

Though I’m sure it’s flattering to think that way if you’re staying. :) And there ARE plenty of opportunities to make it big here.

The flatter the paint finish the more forgiving it is with wall imperfections (and every wall has imperfection).

That was both flattering (always nice to hear good things about one's work) but also very, very scary in terms of what I might expect to encounter in future transactions. 

@Zach Warkentin, there are a lot of great resources mentioned in this thread, and I'm flattered to be listed as one of them. 

There are periods of major shifts in value, followed by flatter periods.
