I got proactive, wrote a nasty-gram to the City informing them of the tenants and unsafe conditions which I was prohibited from resolving personally, and made it clear that the City bore the liability for the condition. 

She also did not clean the carpets and now have mud and grime stains that now I must hire someone to remove.

I looked at him and smiled so we meet again after stop answering all my phone calls even went to the extent of removing me from his Facebook on a deal that was going to make him over 90 gram these guys are so greedy they start counting my money.

I would check with FLA  real estate commission about that.. there have been threads on BP from credible FLA agents who say that you do need a license if your not going to take title then resell.and that FLA is cracking down on the activity.. now of course that does not mean those that engage in this and should be licensed will ever stop until they get Nasty gram's from the state I guess Ohio is cracking down. and most states have it in their statue's that you must be licensed if you expect or are compensated for putting a buyer and seller together.NOw you will get all the guys with the equitable interest debates going on .. its really up to you to figure it out.

Not legal in Oregon to market a property you don't own and collect a fee like an agent would.also we use title and escrow companies for closings  not attornies.. you can have a generic contract you want to use be produced by an attorney.but if someone turns you in for any craigs list add  e mail blast and you show and address bd ba etc on a house you don't own.. or put a sign in the yard.. you will get a nasty gram and a cease and desist.

Money gram is short for rip-off gram.   

That's the primary reason why I changed to IT back in the late 70's: to give up a life of grime.
