They look into title issues, environmental hazards, flood likelhood, zoning, encroachments, pest infestations, CCR's, comps, plumbing, electrical, safety, structural, radon, sex offenders, planned highway projects, etc.   

And for kicks, take a look at a map of sex offenders....they are literally everywhere.

@Jeffrey MasessaYou cam also consider going for 2 year to a community college and get a real estate degree it can help a lot with commercial real estate, but from what I heard in all the podcasts being a real estate agent or getting a degree in the field will just help you get a SMALL advance especially in cantract and connections, but you can make connections with a few good agents and use their connections and knowledge.

@Darius OglozaImagine thinking that doing a PSA advising people who paid for sex should get tested is a good spend of $$$.

He wouldn’t give me a copy  of a written lease and is now  trying to evict us for holding over because he terminated our month to month lease because we are a married same sex couple  and not brothers as he originally thought.

The root of this is you need to know how to fix and maintain houses, has nothing to do with sex.

As I ran into successful real estate investors in my own market, they all told me that I was "doing it right".I can't say enough about Cam.
