And what is the mix of guests (couples, entire families with kids, grandparents, parent visiting college students, hikers/water sports, college football fans) maybe theme it to what people think of when they go there or provide things that would enhance their stay (paddle boards, video games, theater room, kayaks, really cool beds that have slides etc).

The behavioral people call it 'Loss Aversion' and we often find ourselves paddling down that big river in Egypt because if we don't sell out of that bad investment we can delude ourselves (and hopefully our friends) into thinking we haven't lost money... but it's already gone and all that's left is the crying.

This would probably help since the next one I build I could immediately put for sale and do a short term rental while it sells.I have many years of construction experience and have also done a fix and flip, in addition to building ground up construction, as well as 10 years of entrepreneurial experience running a paddle board rental company... i have a BS in Physics from Georgia Tech , a PhD in Theoretical Chemistry from UT Austin, and did Postdoctoral research using Computational Engineering where I designed, manufactured, and tested a shock mitigating metamaterial...

We need a place that will chill our Wyoming bones in the winter months (most likely December - March).WATER: it could be a beach house (sunsets are a favorite) but would consider lakes, canals, or other bodies of water for canoes, paddle boards, swimming, sunsets, etc.WALK: It must be good for long walks with our dogs and friends.
