We have a wide variety of professions renting our units - teachers, engineers, retail, mechanics, roofers, fashion designers, retirees, food service, self employed, hospitality, banking, logistics, dockworkers, police officers, utility workers, etc. 

BUT, you also don't have to replace a 10,000 sq ft room all at once...you can stagger your replacement schedule, and if you stay with the same roofer you can negotiate a bulk discount. 

Then my roofer didn't pull a permit and the building guys either noticed it or got a phone call.

It needs some major rehab, so I'm looking for referrals for every kind of contractor.I need a good roofer, painter, plumber, HVAC, flooring person, electrician and general handyman.

The lockdown of our economy will be lifted and rental performance will be on the mend.

My contributions would generally be: Find the deals/properties, make sure the numbers work, present/update investors, I already have a solid network of contractor, master electrician, plumber, roofers, etc. 

Years ago, we had a rogue roofer abscond with $1500 of ours and disappear.

I'll answer your question with a question ... if the roof goes out on your quad, and the roofer comes out to give you a bid, does the roofer ask you what the place rents for before he calculates your bid?
