My contributions would generally be: Find the deals/properties, make sure the numbers work, present/update investors, I already have a solid network of contractor, master electrician, plumber, roofers, etc.

I'll answer your question with a question ... if the roof goes out on your quad, and the roofer comes out to give you a bid, does the roofer ask you what the place rents for before he calculates your bid?

Not to say people can't upgrade, but my first thought was, my roofer is pitching syndication deals and to top off his bad luck the bellman at a hotel I was checking in also hit me up the same month when he found out I was an investor. 

Roofers especially.Spending is spending, and if people are rennovating still, money is still good. 

If for example the report suggests a roofer take a deeper look, schedule a roofing contractor for a deeper evaluation and a budgetary quote for its replacement, before you decide to continue with the purchase.

For example a roofer might be able to tell you the average price per square they charge for a roof.

This is a self-correcting problem that has been on the mend for over 4 decades. 

bump and a suggestionI have a roofer I always use and in the winter i tell him to go and inspect all the roofs (close to 40). he takes notes and lets me know if anything is due for change/repair.
