Go somewhere you actually like.for weather nothing beat California.. hands down..  20k will get you in a nice place in Lake co California  northern end of the famous wine country.. 2.5 hours to SF and Sacramento  1.5 hours to ocean..

If you ask someone who bought a house in most parts of Solano County (wedged between San Francisco/Oakland and wine country) back in 2006 how they're enjoying the appreciation, they'll probably give you a snide answer, since their home is just now barely back to what it was worth 15 years ago.

I know a G 4 would cost you north of 20k and hour to operate NOT 4k a month.. so after maybe a few glass's of wine I took him to task.. on this site and he never came back the Mods let me do it..

the only thing I bring to restaurants is wine and I pay corkage is asked.back in the early days of my working in Oregon no one new what corkage was.. ( it was common practice of course in the Napa valley were I lived).. so I would just tell the waiter HEY you open this bottle of cab for me I give you 5 bucks or 10 bucks.. well now restaurants want 40 bucks or 20 bucks for corkage.. its still OK when I bring in say a 150 dollar bottle of  and pay a 20 to 50 buck corkage its still a better deal than paying 450 for the same bottle although I know in some circles its frowned up on if the restaurant carries that exact bottle. so I always check their wine list and bring something they don't sell.. solves that one.

Smaller windows, simple framing (like old wooden)... learn to measure, a 4 yr old can do it, check measurements 3 times, number windows.

@Robbie WynessGenerally, when a window company replaces your old windows and puts in new ones, they wrap the exterior wooden frame of the window using a siding bender and vinyl-covered aluminum trim coil.
