The listing says that there is space for another unit and there is also a triplex on the property aside from several (8?)

The “no closets” comment makes me nervous, as I have been told numerous times by appraisers that a space is only a bedroom if it has a closet and a means of egress.  

@Dave Vona, there are a lot of challenges here in comparing the two.I have invested in SFR and syndications, granted syndcations only started about 4 yrs ago, where SFRs were 14 yrs ago.The biggest challenge in comparing these two, from a very technical aspect, is you are using syndicators 15-18% projections on value add properties (and the rent increases that can come with them) versus a more turnkey approach.So let's look at most syndicators in the value-add space and for completed deals:I would say, many groups hit roughly 25% IRRs for their LPs, often with a roughly 2-3 yr hold. 

If you don't have a full basement, the bedrooms may have floor joists over a crawl space, and frost in the winter is lifting that section of the foundation - sloping the floor.

In this case you can do up to (6) residential units and (1) office space...but that is the cap. otherwise 4 units is the most you'll be able to build.

You want your space to be attractive.Those are all things you can do yourself.

Square Space is super easy and intuitive. 

I knew I wanted to be in the SFR LTR space, so I set all of my exploration efforts on just those property types.

You know they will want to add more bedrooms to your house by eliminating the dining room and any den or other similar space and turning it into more bedrooms, right? 

We have good success with STR and MTR, lots of Universities here, 2 Air Force Bases, Air War College, Space Force, 3 hospitals, Amazon distribution center, Meta data facility, Hyundai manufacturing, 2nd lowest taxes in the nation.
