But it wasn't one single contractor it was ten or so trades (some labor rates were as follows...framers $3K, tree guys $4K, floor and tile $7K, Foundation $7K, roofers $5.6K, sheet rockers $5.5K, Electrician / plumbing $6K, millwork/paint/general carpentry $14.5K etc...)  

It seems like everyone and their brother are roofers now days.

I handle them, whether it’s myself or I call in my HVAC guy, roofer, carpet dude etc.

I had one carpenter working inside, the roofers doing their thing, and a couple painters working their magic outside.

However, their agent says that now they have a roofer that will do the work and will wait to get paid on closing with the funds from the sale.

This time, now that I have a team in place of plumbers, roofers, a good realtor, several handymen, etc, I feel confident enough to make the purchase site-unseen as we'll not be home until the summer.
