NJ has some strong anti-eviction law so what I could do is limited anyway if I had a problem with the remaining tenant, which I don't.

NJ has a restrictive anti-eviction law where the landlord must renew the lease except for good cause.One of the valid reasons is of course non payment of rent.Based on my understanding, NJ landlords can immediately file for eviction without notice in the event of non-payment of rent.  

I don't have a problem with ethical, transparent wholesalers who do business locally in states where there are no anti-wholesaling laws.
