It sounds like the reverse mortgages being advertized but they are slightly different.

In my opinion, you need a telephone number either in the advert or in the "respond to reply" tab.  

In fact, when I have a vacancy for my own duplex, I'll include in the advert. that I live on the other side. 

Why wouldn't you post adverts now and schedule your open house for late next week after the floors and counters are completed?

The lender may also 1099 the seller with the difference between what the lender received from the short sale and what the amount owed was.As Artecte stated, foreclosure ads that advertize start over money are in reference to when the seller has equity, and you are paying off the entire balance owed to the lender plus some.

So no one looking for houses has seen the advert.

Every month, I target specifically every foreclosure that might possibly be a deal and focus on contacting the owner by phone, mail, and/or a door knock.Now on the other side, most of my marketing/advertizing is geared to generate general calls from either motivated sellers and/or distressed property owners, but obviously I'm not targeting a specific house.
