On our pool they can turn pool lights on or off and change colors with the same switch. 5 second learning curve, no inquiries or tutorials required from me. 

Most of the industry is blue collar work and some of our tenants have their rent paid by their corporate HQ, our all in cost for a new home there is $250k and we are bringing in $3k a month in rent and have had zero vacancies. 

The fact that the solar industry has been literally doubling in size annually over the past several decades, during both red and blue administrations, is an indicator that the math works in more situations than not. 

I normally choose a darker color to hide dirt better.

We found a home I loved, it was $385k 4 bed 3 bath and it needed a lot of work (signs of water damage or mold in a bathroom, blue carpets, all bathrooms needing updating).

I would like to eventually quit my day job (blue collar) because of that time consumption and strictly focus on real estate, my question is how do I go about acquiring bank loans for these buys without proof of income from a W-2?

If the feds cut HUD the government in blue states will step in and fill the gap 

Same with flooring/paint - stuff where the color/material matters essentially. 

I was lucky enough to find a property just a few blocks from my TK purchase that was in excellent condition, fully tenanted with two units, passed the inspection with flying colors and is grossing close to the 2% rule.
