Proof of income for loans while being an investor

I've been planning on starting real estate investing, which would be buying and flipping, rentals and more down the line.. I would like to eventually quit my day job (blue collar) because of that time consumption and strictly focus on real estate, my question is how do I go about acquiring bank loans for these buys without proof of income from a W-2? I have a few ideas but I'm not sure they are the best way to go about it.
