If the concerns can be addressed, they can usually be put in writing, defined and agreed courses of action required.You could also define certain admin functions that would require unanimous consent of all members/partners to change or modify, those matters would then be under your control.

I think the consensus is unanimous that it's better and safer to just return the deposit minus reasonable costs, even when the renter breaks the lease.
