In my jurisdiction, this is terrible advice and I suspect this to be true in most jurisdictions.It may be able to work for refrigerator and washer/dryer.

Seems like added effort, confuse and work to separate out a rental agreement for the w/d, but to each his own...I dont supply w/d or refrigerator....those units and any maintenance is on the tenant....if I did, I would just raise the rent to reflect that feature.
