In my jurisdiction, this is terrible advice and I suspect this to be true in most jurisdictions.It may be able to work for refrigerator and washer/dryer. 

(This has never happened to me but I feel that is the best way to think about it) Also, certain cities have rules about how many people to a refrigerator is allowed.

It can be tempting to add to the budget to accommodate a gorgeous refrigerator that just hit the market or go for the hand-hewn hardwood floors.

I digress.When I buy a refrigerator from Sears, I do just as much to stimulate the economy as the guy buying the flat screen from Best Buy. 

Under each property, I have sub accounts for various depreciation purchases such as roof, refrigerator, etc.

Electrical, Plumbing, Specialty tools, dry nitrogen, additional refrigerant to yield proper heat removal.

Seems like added effort, confuse and work to separate out a rental agreement for the w/d, but to each his own...I dont supply w/d or refrigerator....those units and any maintenance is on the tenant....if I did, I would just raise the rent to reflect that feature.

I had a dispute with a landlord many years ago over a pool that turned green and a refrigerator that failed.

Also while there, the wife's parents showed up and started moving all her stuff out, which included the refrigerator and all the furniture. 

That's not the space you're able to play in, and I would leave that to the ones with bigger pockets.It feels like you saw a Grant Cardone clip, and want to leverage your refrigerator.
