If you are a big believer in inflation AND you don't plan to sell the property later on then being a net debtor is a great inflation hedge for you too.

It appears that this will be another run away government program that we will all be forced to pay for - either via additional debt or taxes.I think cost containment will be key as well.

You can get a HELOC and pay off the debt...or, as a second option that is less attractive, get a 401K loan and pay it off.

Others only make 2x the rent but they have absolutely zero debt or expenses. 3x the rent is a "rule of thumb" and you should be able to deviate from it based on the whole picture.If you have a one-year lease, you can terminate at any time for non-payment of rent.

The companies that will stay down after a recession are the ones that went in weaker, and had to lay off their core talent, give up critical assets, end up buried in debt, or didn't have the funds to develop any new products while their competitors did (ie, you should have bought those competitors instead).
