You have an over abundance of competition and your margins aren't that lucrative when compared to the amount of time spent per project. 

My concern was not finding buyers for deals, but finding deals at reasonable prices, as it seems like homeowners are getting bombarded with marketing materials from the abundance of wholesalers.

There are opportunities for fixer-uppers and BRRR strategies due to abundant distressed properties.Cons: Some areas may still struggle with high crime rates and vacant properties.

The layout of the rooms in these converted areas is somewhat unique, but more concerning to me is that the location of the new master bedroom in the basement/ground level is in a place with that is not abundant in natural light.

in summary, I would recommend against a golf cart unless your property has an abundance of parking and even then, I would not recommend providing a golf cart.   

Is there an abundance of SFR rental units available in these areas? 

I agree for the most part about our area but there are deals to be had ( depending what you're looking for) and cash buyers are in abundance!

We'll live in the primary and rent out the unit; the economics looks great, especially in San Mateo where there is an abundance of small properties on large lots with lots of under-utilized space.

The area has a lot of promise and now an abundant amount of houses here do not go less than 450k+.
