Here are some details that were provided on the proforma - "owner pays gas for unit #4, 5 units have central A/C, and 3 units window A/C belong to tenants.One porch rebuilt, new laundry room door, main entrance door improved, brand new gas line, new fence, entire roof recoated, new drop boxfor rent, some sidewalk segments replaced $2600, 5 toilets replaced, 3 stove and 3 refrigerators replaced, new hot water tank"If you want to be an LP or GP on the deal let me know. 

A failed hvac or refrigerator could wipe that out very quickly. 

I can look a photos to see that the kitchen cabinets need to be replaced, or the floor needs to be refinished, or I need to purchase a refrigerator, but trying to figure out if there's a pipe leaking inside a wall or the furnace is 40 years old or the beams are sagging in the basement is something you need to see in person, so how do you not waste your time when you're at the point where you're ready to buy seeing countless properties that need more work than it makes sense to do from a numbers standpoint?  

This one ends with a result that at least shows some adequate customer support.We purchased a refrigerator from Lowes for one of our units.

No sure if any does it in your market.. but if you have a specific market or NH that you want to hit.. knocking on 10 doors a day leaving your refrigerator magnet..

The flooring under the refrigerator had collapsed, with substantial water damage extending to the baseboards and the garage below.

Odds are you won't be 100% vacant (like will happen with an SFR if there's turnover) for a month and 100% of your refrigerators won't break in a given month.
