I make sure that the tenants transfer electric and gas to their name and provide confirmation numbers at time of lease signing.

Looking for a recommendation for a gas to oil conversion.  2 family house in Bronx.  

We are self-managing our properties right now, and sometimes spend close to $30 in gas to collect rent.The virtues of checking account direct deposit are obvious, but a large percentage of rent is collected otherwise: cash, mailed check, check in dropbox.

They require the owner to have the HVAC person setup the manifolding for each unit but the Gas folks come in and add the meters ensuring they are all connected to the manifolding you setup that supplies gas to Hot Water, Heat, Stove, etc.. for each unit.

$6696 for utilities are the natural gas to run the boiler and the city of Dubuque - water,sewer, trash I assume.

Caps are good but don't really see water vary whether I pay it or renters because if tenants are running alot of water they are probably running alot of gas to heat it which they pay.

My only costs was the gas to photograph the homes.

Which leads me to my next question...If I were to assume ownership of this property, could I charge water and gas to the new tenants, if I put it in the new lease agreement?

Suggestion: kill the gas to the house and replace with electric.

We are in the process of converting all gas on gas to another heating source such as baseboard.
