You don't know how to screen and identify a good or bad renter, so the information you glean from a screening system will be pretty useless.The best way to maintain a positive relationship with a client is to ensure they are served well by a professional.

I would do mailers as it worked for me, and I can put that on auto, but if you want to call motivated sellers, you need to find the phone numbers from the data you glean.

Just different as they are SFR deals ( communities)  the bank underwrites the probability of success as well and relies heavily on MAI appraisals and data gleaned from those.. with MF I would think there are companies that do market studies.. just like for storage you hire a company to do a study to prove your project will have demand.. 

From there use the information you glean to find your first property. 

I'm new to BP and thoroughly enjoying every tidbit I've gleaned from the forums and podcasts so far.  

Once it's built, it just runs itself.This is just extrapolation based on information I have gleaned when I was researching it for our own place. 

The 4plex you've linked is asking for cash only, well at least that's what my realtor could glean from other sources.
