We have a contacts challenge on my team where the agents will reach out to 20 people in their contacts a day just letting them know (lightly) that they just got their license and are working for (insert brokerage and/or team) and why they did and then let them know if they need anything real estate related, no commitments.

So this ideology of let me build up my llc and show it as having cash by inserting cash into it or by having that llc generate cash uh you're gonna have to have a stabilized income for several years and be able to produce profit and loss statements that get a commercial lender to fund.Your deal okay normally that's going to come in the form of a soft money lender or a soft hard money lender right so this ideology of building a company that is going to be able to eventually borrow money for itself that's possible but not in one of the main streams of the market.

I installed 'INSERTS' where even large living room windows cost me about $180 and I install then in less than 1 hour with no plastering, no stuccoing, no city inspection problems and my total cost with painting is about $250 per window and if you are half handy you can do all the work yourself.But...don't install windows until you resolve your moisture problem.

I pay a fortune for water, have implemented many cost saving features... but my best was inserting a pressure regulator, (after seeing a kitchen faucet jump) Saves on the life pipes and cuts down on the amount of water released per second.

When (insert type of income-producing real estate here) becomes more popular, buyers are willing to pay more, which means cap rates go down.There are three primary forces at play here.  1) falling interest rates make debt cheaper and makes real estate more attractive.  2) rent growth gives buyers hope that the income stream they are purchasing will grow over time.  3) poor performance or perceived risk of other investment vehicles increase the desirability of income real estate, meaning a lower cost of equity capital for real estate buyers.Expanding on point #3, the worse other investment vehicles perform, the less investors demand from their real estate investments.

Keith MillerMissoula, MontanaHi Keith, OK--Vision a great topic.You might want to look into how to do a Vision Board.Some sites recommend cutting out magazine pics and pasting them to cardboard (welcome to 1950).A better way to do it is to use Excel and just grab pics from google and insert text boxes below them.Good Luck!
