I later found out (on rehabs) that it takes that long to finish the renno and then an additional 3 to place a tenant and for the non-rehab about 3-4 months. 6mo for the rehab scenario and 4mo for the non-rehab os a good chunk of change and just projects year 1 but not any other year.

It sounds very custom, but I think all Excel OS Microsoft 10 and newer have a built in Amortization Schedule that you can start with, maybe make an original then copy that sheet and in the second sheet play around with it.Very Unique ask and would love to hear if that goes through and how you set up that type of payment!

One thing I do with my wholesales that do not sell os to create hand written black font on yellow bandit signs that say Bed/ Bath, SQFTPRICEPh #Normally if you put these up all around the property, you will get calls.

We have tried "role playing" here before, it doesn't work well, there may be a lack of knowledge to ask the right questions and L/Os are discussed at length on BP, some reading is in order rather than to repeat things again.
