How long has it been empty (deferred maintenance items like roof leaks, broken windows destroying lath and plaster).Is it lath and plaster or has it been redone in sheet rock.Lead Issues related to renting to families with kids (if that is the demographic for it).Structural (the condition of the mortar and the structural integrity of the overhang fascia.I also see upstairs doors in the front that would have probably led to a cast iron set of dual balconies, like in New Orleans.

It is often at this point that whomever was technically first to apply may be revealed to not have the money ready to proceed right then, when the other party does.Beyond that, I'd normally be inclined to go with the couple that has dual income and a more established credit history; however allowing bills of $500 & $160 to go to collections needs to be questioned - and if accepted as tenants, I would require a larger deposit for that reason.

My desire was to find out if it was time to sell, (for a 1031,) as the suburban town in which it is located has been seeing offers above asking for a while, and I received an unsolicited offer from a local investor who’s worked on the property.The email exchange left me wondering whether I’d be properly represented by HW as a seller, or they’d likely be acting as a dual broker (and, judging by the price James was suggesting: perhaps - also - a wholesaler.)

You only mention having the sellers agent or dual listing agent bring you a property, there are agents such as myself who represent the buyer and go and find off market deals and have the seller represent themselves or use there own agent.
