There is a whole breed of loud white trash family that will do everything they can to ruin your day, every day, if they have it out for you. 

Vast wealth breeds jealousy, rivals, competition, etc. 

Admittedly there will be a LOT of those deemed 'non-essential' who will suffer financially & fall back to Guv welfare, but there seems to be an uncanny resilience to financial doom for most.

Many of the new breed have probably never had a capital call like we're seeing syndicators asking for currently. 

My wife is a damn proud white AFRICAN American, a REAL African American, born breed and raised in Africa, immigrated to America via working for next to nothing for years on end to eventually earning citizenship, yet judged and assumed who and what she is because of skin color.....

:@Stephen McDonald you could start with a single family in Toledo and easily be over 1% rent to valueAgreed with Michael.Start slow and small and slowly build up.I've done close to 1,000 SFH deals and recently started doing multifamily and have lost my A$$ on the first few.It's a different breed of asset class.Plus, property managers in Toledo are notoriously very bad.I wish you much success
