Ask yourself this; would you like your "tenant" to come knocking on your door during a Easter or Christmas dinner to tell you they're toilet is backed up, heater isn't working, hot water doesn't come, burner on stove is out, etc?

I find that happy section 8 tenants do their best so I like to send large gift baskets on major holidays, offer discounts during Christmas, etc etc.

I got some new boots for Christmas.

They also get a goodie basket from me every Christmas.

Very frowned upon almost impossible try that and you will wind up with a department at corporate at some lender expect to see Santa Claus at Christmas next year before that gets done.

SF are usually a little slower around Christmas, but now the market is pretty liquid again.Now on your HELOC.

( silent partner) I met one of the principals at a Christmas party in Chicago one time or no it was an open house. 

Through the warranties we have had the heater repaired (day after Christmas), cast iron drain pipes replaced, main sewer line cleared, and an electrical issue.
