Some small extras like finding potential places for them to move to or paying them a small amount of money(few hundred dollars) is smarter then going in guns blazing.

Now that I understand you are a Realtor, held to a higher standard, I won't come in with guns blazing :)You need to take buyers to get them qualified, what you find out is what they must do to meet guidelines in 2 years or 3, the worse the credit is, the longer the contract needs to be to cure the issues.I'd think again if I were you, I wouldn't get in pig in the poke, I'd want near misses, those with slight issues, foreclosures are fine, depends on why they had a foreclosure or bankruptcy folks from 2 years ago.

Hey Jay  I looked at selling the plat but Columbus is 40 miles from the blazing hot market of Billings, the big developers from there wanted to make 40% and were not all that interested in coming out this way, and for us make enough  money to pursue this endeavor  it worked out better to put all the infrastructure in, we are putting in the new road, power, gas and water to each lot, we are even dropping culverts in to access each lot.

So, you won't be seeing fire from my fingertips blazing on a topic but you can expect, at times, a firm approach on an issue that can get others in trouble.
