It's possible they would let us get away with height violations on the existing stairway to the backyard which is outside the unit, but she didn't think they would be flexible on things like one hour firewall.

Sprinklers as mentioned, firewalls, extinguishers, install dry sprinkler system, snow ice removal program, road/ sidewalk cracks, additional insured on tenant policies, pest control, lighting, positive negative air flow, credit cards, tenant losses, etc   If you have a deductible of $1,000 you need our whole policy reviewed.Who does your agent represent?

Even if you put these temporary firewalls above in place, it still takes time, money and emotional energy to fight a lawsuit you may eventually win.This also why I am with Chris and do not allow any aggressive breeds in our rentals.

I'm sure this isn't a comprehensive list.An LLC is primarily used to put a firewall up to protect your personal assets.Insurance can be purchased to cover many different liabilities, but has its limits.A land trust can be used to limit your exposure to vultures looking for anyone with deep pockets.You may want to consult with an attorney that specializes in asset protection to learn more of your options.

Just curious if anyone has taken the multiple accounts approach as a firewall strategy - it does seem cumbersome and the risk we're talking about is probably the exception, not the norm.
