Managing your own holiday rental is great for experience and getting your feet wet, but as you acquire more properties you might notice it's becomin a full time job which eats away at your precious time (which could be spent hunting and orchestrating the next deal, or just enjoying life ;) - there are plenty of companies in Japan who can do that for you, top to bottom, from advertising through  management and all the way to complete subleasing (meaning, they pay you standard market long term rent or slightly higher, keep the place occupied, renovated and constantly cleaned etc - less yield if occupied all through the year, true, but also zero hassle and hands-on mgmt required).2.

The Listing agent puts the property on the MLS and can get away with sitting around twirling their thumbs while buyers agents have a brunt of the work having to drive buyers around, orchestrate paperwork and inspection negotiate and so on. 

Im actually sitting at my desk right now, in LA, trying to figure out how I could orchestrate rehabs out of state to take advantage of the prices with a BRRRR strategy, just like Joe did.  

Parts of Auburn-Gresham has its crime challenges while other parts can resemble suburban oasis with well orchestrated block clubs.  

Why is everyone so worried about trying to convince their woman about the benefits of investing by lying, bribing and orchestrating.

Isn't it their job orchestrating materials and workers to get the job done?

You may need a construction manager (a guy a friend who is organized doesn't need to be a pro trades person but doesn't use or party) to daily boots on site be orchestrating who is on first and that no one steals your supplies.

But do so out of the abundant riches you've been blessed to create and generate for yourself, and hopefully share by employing others (because you're entrepreneurial and are better at orchestrating these things than others).
