Because, I can't afford to get a license;Because I'm not smart enough to pass a test;Because I'm too lazy to study and just want to take the easy way out;Because I don't want to operate under the ethical constraints as a Realtor.None of those answers reflect a great deal of professionalism upon the dealer.I "wholesaled" a property last year and considered doing another to assist a friend of a friend but turned it over to a Realtor as that was the best method for the circumstance.

If everything is legit, she shouldn't have an issue with it.You need to find out what her objection is to using escrow, if it has to do with closing costs, write your contract to say you will pay all closing costs which you will pass on to your buyer.Quick way to end your wholesaling career before it starts would be to pass a major issue on to your buyer.Keep us posted on how it goes!

Maybe you should let time pass a bit and the fever retreat and the right decision might become obvious to you.If you do decide to buy, yes, you'd need to be as competition proof as possible (which will probably mean paying and rising more).

What we get are new RMLOs with a fever for entrepreneurship and they may pass a bit of a confidence test by their sponsor, who looks to fee income more than the necessary qualification of that RMLO.

You may have to pass a city inspection - one of ours is every 4 years unless fails, then it’s every year; some require lead-free certificate or testing between tenants; one of ours now requires a smoke alarm report and a new certificate that tenant must sign saying they know their rights, eviction won’t happen if ypu don’t have that for court.
