(in my area the soil of each proposed lot has to pass a perc test if the properties will be on septic or be able to connect to the city sewer if not... you'll need both legal access and physical access... the lot will need to be level enough to build on, etc. there is a lot more to look into but those are the big ones).

In Cleveland they have enacted Residents First, which translates into a narrative that out of town landlord are "evil"    They also enforce a Lead Safe Certification Law which requires that all rentals built before 1978, must pass a Lead Risk Inspection every 2 years.

YUP Oregon just passed a new law wholesalers need to be licensed get bonded and have insurance .. dont need to pass a test.

The 20 year certification requires each of your properties to pass the 2 year dust swab tests AND pass a lead x-ray gun test.
