Just as an aside you might want to alter the loan covenants some in regards to your guarantee provisions prior to closing.The lender might charge a few K more than normal in lender legal fees for their attorney but might be worth it.A lot depends on your annual income from a job or business and what your current liquidity and net worth is.Example if you are buying a 200k property and each putting in 20,000 but you are worth 1,000,000 and make 200,000 a year with your job and business then ratio is lower for the investment risk you are making.In the loan docs you might want a (burn off) of your personal guarantee once LTV of the property reaches a certain level.

I could send the check back, but who knows what would happen and when it would come, so the 7 day wait due to the name alteration is not an issue.

The named insured should be the LLC, with you as an additional insured.I don't believe that by itself it would create any company veil piercing, but I am sure that if attacked, that would be one of the factor used to attempt to prove the alter ego.I would be more concerned however that your insurance may refuse any coverage in case of catastrophic claim as they would raise that you did not disclose the proper ownership of the property and its associated risk, and as such defrauded them.I had no issue with my different insurances to change the named insured to the LLC without having to cancel the policy.

For any permitting issues, it seems like it is ok as long any unauthorized alterations took place before 1982, when the permitting process went in place.
