It's all political smoke and mirror BS to shift blame. 

Also there are sliding mirrored doored closets off the hallway and vanity areas. 

We still need odds and ends to finish up plus mini blinds on the windows and installing of the mirrored bathroom medicine cabinet and the fixture lights over it and ++.Once we get it rented then we will have to start on getting a refinanced mortgage because this is a BRRR.  

People who are busy don't want to give out their good contractor contacts because they need them available to them.That being said, be aware that some people do present themselves very well, provide references and are very convincing and it's only after you give them the work that you discover it was all smoke and mirrors.

If you hired someone like that with those qualifications and you lose money all you can do is look in the mirror  Thank you four your response. 

If the laws become pro-regulated and does not affect 2 to 4 Family buildings, I win because my buildings will appreciation tremendously.If the laws become pro-regulated and DOES affect 2 to 4 Family buildings, I lose a bit of Value in my Property Portfolio but I win because I expand my Property Management Business tremendously.If the current laws do not change OR if it becomes more Landlord friendly, then I expand my current Portfolio.I like to encourage Investors to think of their Investments as more of an Investment VEHICLE.When you drive your Vehicle, if you stare at the Rare View Mirror (meaning past data) too long, you will crash your Vehicle.If you stare out the side view (the current data such as today's cash flow) too long, you will crash your Investment Vehicle.HOWEVER, if you look through the front windshield almost ALL the time, you will be able to see the signs that the BRIDGE IS OUT before you drive into the River.

Another effective test is to look in a mirror and try to keep a straight face!!

Keep in mind that when a investor throws out a per door number it is assumptions based on yesterday and is really a game of smoke and mirrors.

It also is not knowable except in the rear-view mirror, and a lot of people who think they're going to kill it will miss the boat because they really don't know where the bottom is.
