I believe if Real Estate is viewed as a career like Engineering or Medicine and not a hobby or a get rich quick, people would take the time to be educated and research as they would if they were going to take on a career in Engineering or Medicine.

But its full service banking we have all our companies cash there.. as such we never pay for any services either cashiers checks wires  ach and you dont have to talk to some customer service person on the phone.

It used to be really something in the late 1800s with a medicine factory, a glass factory, and as a  transportation center for the surrounding farms.

But if I deploy to assets to a large complex or out of state and more units my "head ache" cost would increase. 

You can do that and pay the agent that brings you a buyer whatever their fee is.Or, you can place a sign out front and have unknown people walking through your house at odd times looking in your underware drawer and medicine cabinets.

wink wink, if its in a grocery anchored center retail medicine would be a great alternate use.and I assume you are looking at a free standing single tenant building, especially if its a QSR....just very surprised there isn't some kind of a ground lease at play here, given the situation.  

Baselane is a free software and if tenants pay through ACH to your Baselane account then there’s no charge to the tenant. 

Our cleaner sends invoices at the end of the month for all of the month's cleans, and we pay them via ACH (used to do Zelle until we got big enough that we started getting hit by Zelle transaction limits).This works great for the properties we own.
