Good wholesalers that do things the right way are hard to find, and the fact that you’ve got TC experience probably makes you easier to work with.We buy a lot of our fix and flips through wholesalers in MA, NH, and ME, honestly we find it easier than going direct to seller—which I know runs contrary to what a lot of investors preach.Appreciate you joining the community and looking forward to learning from what you’ve seen in the trenches (and in all those files you’re coordinating).

In situations like this, a few options I’ve seen work are: 1) cut losses early and 1031 into a stronger market where PMs are reliable and demand is consistent, 2) explore creative exit strategies like seller financing to local buyers who know the terrain better, or 3) partner with a boots-on-the-ground investor who can help you reposition before selling.

Hi, I was introduced to BP through listening Chad Carson Podcasts, and then BP Rookie, and I got my ticket for BPCON 2025, I got my real estate license for NJ/NY/PA in September 2024 to get immerse in the market, and learn more about buyers, sellers, the market, and it's a lot of work, and not much money as I expected, my goal is to invest in my own properties, STR, median rental or long term rentals, use the BRRR method, and put in action everything that I'm learning from this amazing community.

Hi, I’m under contract on a property in Joshua tree California that we are going to upgrade and list as a high-end STR. the home is currently a mobile home, but we are going to do a 433a registration to have it recognized as a manufactured single-family home.the lender we had lined up all of a sudden stopped offering DSCR loans on rural manufactured homes (they literally stopped offering it THIS week:(The seller is willing to seller finance, but only for two years…does anyone have any suggestions on the best way to go about finding a lender for long-term fixed rate DSCR on a rural manufactured home.Â
