@Thadeous Larkin, I agree with most of your assessment, the possible holes I was thinking of was the fact that the video was made in 2014, and the law was not passed until 2017, and the property was being operated as a VR since 2016.

One idea I have is offering interactive VR/360 tours that can be used on Realtor.com, Zillow, Google maps and more.

Hi Colleen,It was a year round home (not a real heating system though, relied on wood stove which wouldn't work as VR) and very outdated, old cabin.

(or, see what the potential is to refi the VR after rehab - I don't often see VRs that would make good BRRRRs, but if that's the opportunity you have, it's the best of both worlds).
