We are deciding between several loan options in the ~75% LTV range.Non-recourse options are ~1% APR higher than full recourse.We are also leaning towards fully amortized 30 year options, as opposed to their 5 and 10 year counterparts, looking at ~6.75% APR for 30 year full amortization vs 5.75% for a 5-year interest only vs 6.25% for a 10-year io.

A lot of these homes are in great neighborhoods, in great shape, but don't appear to be selling like their lower priced counterparts.

I have been standing on the sidelines watching many of my Cincinnati REIA counterparts make their way in Real Estate.

Part of the reason is that local Hawaii don't sue each other at a high frequency of our mainland counter parts.

In an uptick in the market, they appreciate slower than their counter parts (at least in history).Additionally, you have rules and CC&R's that reduce your options in HOA communities as well as the risk of an HOA special assessment to cover a major capital expense or legal issue.

Pine Bluff gets blown out of proportion when mentioned because it's population is lower than it's neighboring counterparts.

For example, ive heard that most of the 'red' (republican) states cash flow better than their democratic counter parts.

Be aware that some senior buyers are just as flaky as their 20 year old counterparts and background checks are advised.
